Site Manager – Technical Architect (m/f/d)
🛠️ Key Responsibilities
- Execute the works on-site in line with architects’ and draftsmen’s plans.
- Manage permits and modifications with City Council / Consell de Mallorca.
- Organise, lead and train a Vietnamese trade crew (working languages: English).
- Plan, monitor and sign off works involving:
- Interior drainage, damp-proofing and remedial renders
- Thermal and acoustic insulation
- HVAC installation (split / VRF / heat-pump) in accordance with RITE standards
- Prepare schedules, milestones, budgets and weekly reports for the owner.
- Source materials, negotiate with local suppliers and mainland manufacturers.
- Supervise joinery orders and ensure quality of finishes.
- Oversee Health & Safety coordination, site logbook and certifications.
🔒 Exclusive Focus on 1–2 Projects
This position is designed for full commitment to one or two projects at a time, ensuring attention to detail and continuity through all construction phases. In this case, the role covers the complete renovation of a residence in Mallorca — managing an international crew, damp remediation, HVAC and insulation systems, supplier logistics, and direct coordination with local authorities. The Site Manager will be the single point of contact on site, structuring each working day (typically from 07:30) with inspections, briefings, supervision, ordering, and real-time problem solving. Flexibility, sound technical judgment, and hands-on leadership are essential.

🕓 Work Model & Flexibility

- Native-level Spanish and upper-intermediate English
- Skilled in MS Project (or equivalent) and BIM/CAD workflows.
- 60-h Spanish H&S certification and experience drafting safety plans.
- RITE licence or collaboration with certified installer (preferred).
- Driving licence (B) and availability to travel to Mallorca regularly.

You will carry out a broad range of hands-on construction and finishing works, excluding roofing and electrical installations:
- Masonry, plastering, and screed work (interior & exterior).
- Drywall construction: partition walls, ceilings, suspended systems.
- Tiling, natural stone installation, and flooring.

⚙️ Your Responsibilities
Under the supervision of our engineers and site managers, you will take part in a variety of technical and maintenance tasks, including:
Technical Installations
- Assisting with electrical, HVAC, and plumbing installations (cable routing, drainage, pressure testing, and ducting).
Preparing and laying conduits for photovoltaic, KNX smart home, and pool technology systems. - Supporting the setup and maintenance of heat pumps, air-conditioning units, and filtration systems.
- Inspecting, cleaning, and documenting technical shafts, cisterns, and service lines for future maintenance.
Property & Garden Maintenance
- Performing general housekeeping and upkeep of project properties and common areas.
